How large of a boat can I have?

Setbacks – One of the most asked questions when we are showing Fort Lauderdale waterfront homes is “How large of a boat can I have for this property?” Each city is different, but they are basically the same. There could also be some differences for an area within the same city. Most areas within the city of Fort Lauderdale have a 10ft setback for waterfront homes. This means that your boat or yacht cannot extend over 10ft from the property line. Example 1: A property that has 100 linear feet on the water would only be able to have an 80ft boat, leaving 10ft on each side. Example 2: 75ft on the water would be able to have up to a 55ft boat. There are some areas that have 7ft setbacks and some even 5ft, but most areas and cities in Broward County have a 10ft setback law.
30% Width Law – There are also laws on how far into the canal or waterway your dock and boat can extend. The rule in the City of Fort Lauderdale is 30%. This means that your boat or yacht’s girth cannot take up more that 30% of the canal. This leaves 30% for your side of the canal, 30% for your neighbor across the canal and 40% for the center for access into and out of the canal. Example 1: If the total width of the canal is 100ft then your dock and your boat or yacht can only extend 30ft into the canal. Fort Lauderdale waterfront homes on wider canals are more valuable, simply because you can have a larger girth yacht.
